Cost Segregation Studies

The SUPERVALU® Retail Accounting Services team has partnered with CSA-Cost Seg Associates to provide you with another valuable service to potentially reduce your tax liability. Cost Segregation studies prepared by CSA identify the maximum allowable depreciation deductions for the commercial building owner. Used effectively, a cost segregation study offers profitable property owners the opportunity to accurately and safely reclaim the cash flow that may otherwise be spent on income taxes.

CSA is a specialized cost segregation company comprised of staff members that are a blend of tax, legal, construction, engineering, operation, business development and customer service skills. CSA works with businesses across the country to segregate building costs into asset categories with shorter lives and apply accelerated methods for computing depreciation.

Retailers that have purchased real estate or have incurred large improvement costs subsequent to January 1, 1987, could have a reduction of current tax liability. If your business is an S Corporation or partnership, the tax liability would be passed through to the individual shareholders or partners' tax returns. This reduction of the current tax liability could increase the real estate owners' cash flow due to the savings of current tax dollars on accelerated depreciation methods. CSA provides a free preliminary estimate of the tax savings using their benchmarks, client's depreciation schedules, and other appropriate property information to determine if an Engineered Cost Segregation Study would be beneficial.
